			<content:encoded><![CDATA[<p><strong>CORONADO, November 3, 2011</strong> – FedEx Freight celebrated today the grand opening of their new $12 million terminal on Westland Road in Hermiston, Oregon.  The new facility allows FedEx Freight to enhance its LTL, or less-than-truckload, services throughout the Pacific Northwest region.</p>
<p>“FedEx is very excited about our new hub in Hermiston” said Michael Zanolli, FedEx Freight’s vice president of regional operations.  “This is a strategic location within our vast network of centers across the country and this new hub has allowed us to improve our transit times in and out of the Pacific Northwest.”</p>
<p>The 84,000 square foot facility was developed by KiernanWest and is located at the critical interchange of interstate highways 82 and 84.  The 120- door facility, located on 62.4 acres, has about 70 employees.  The location is a critical facility for the Pacific Northwest region, including Seattle, Boise and Portland.  The project infrastructure was designed to accommodate an expansion to triple the size of the newly constructed facility.</p>
<p>“The project was completed well ahead of schedule and to the complete satisfaction of FedEx Freight”, stated Mike Fa, principal of KiernanWest, who worked closely with FedEx Freight throughout the entire project.</p>
<p>FedEx Freight is a subsidiary of FedEx Corp. (NYSE:FDX).  With annual revenues of $40 billion, the company provides customers worldwide with a broad portfolio of transportation, e-commerce and business services.</p>

			<content:encoded><![CDATA[<p><strong>CORONADO, June 8, 2011</strong> - As part of their expanding portfolio of investments, KiernanWest has acquired the FedEx Freight regional distribution center located in Dresden, Tennessee.   The facility, located west of Highway 22 on Swanson Drive in Dresden, was constructed in 2006 for FedEx Freight.  The 19,375 square foot facility is located on 13.36 acres and has 40 operational doors.  The property is designed for future expansion of an additional 24 doors.</p>
<p>The terminal is strategically located 121 miles from Memphis, 130 miles from Nashville, 180 miles from St. Louis and the midway point between Chicago and New Orleans.  The property is leased to FedEx Freight thru January of 2019 with multiple lease renewal options.</p>

			<content:encoded><![CDATA[<p><strong>CORONADO, May 5, 2011</strong> – FedEx Freight Canada, the subsidiary of FedEX Freight that provides seamless intra-Canada and transborder less-than –truckload service, today officially announced the award of it’s Calgary, Alberta project to KiernanWest of Coronado, California.</p>
<p>The $14 million, 60 -door and 33,231 square foot facility is located in the new Zahmol subdivision located just north of Glenmore Trail and 84<sup>th</sup> Street.  The facility will serve as both a regional distribution center and hub location for incoming freight from the US pacific northwest as well as the Alberta and British Columbia regions.</p>
<p>The new facility is the first build to suit project for FedEx Freight in Canada.  KiernanWest’s selection as the build-to-suit developer marks the third project awarded to the group in the last year.  The principals of KiernanWest have been providing build-to-suit services throughout the United States for the FedEx Corp. subsidiary since the 1990’s.  The project is scheduled for completion late in the first quarter of 2012.</p>

			<content:encoded><![CDATA[<p><strong>CORONADO, November 15, 2010</strong> – Construction commenced and ground was broken today for a new regional facility for FedEX Freight.  Located in the Harnish Trade Center subdivision, located off of Highway 90 in the west end of Billings, Montana, the terminal will serve the region for distribution of less-than-truckload freight for the FedEx Corp. subsidiary.</p>
<p>The $8 million, 33-door and 14,934 square-feet facility is scheduled for completion in the fourth quarter of 2011.  Barker Morrissey of Tucson is the general contractor.  KiernanWest of Coronado, California is the project developer.  Sanderson Stewart of Billings is the civil engineer for the project.</p>
<p>Kierna West is the newly-formed partnership between The Kiernan Companies and West Partners, both located in the San Diego area.  The partnership, formed earlier in 2010, has a project under construction for FedEx Freight located in Hermiston, Oregon.  Kiernan and the West family have merged to provide a platform for build-to-suit services for FedEx Freight throughout the United States and Canada.</p>

			<content:encoded><![CDATA[<p>Carlsbad, CA (February 22, 2010) – West Living, LLC has acquired McDowell Village, a 197-unit independent living community in Scottsdale, Arizona and Castle Hill Retirement Village, a 146-unit independent and assisted living community in Thousand Oaks, California. The all-cash transactions mark the entry of West Living into the ownership of senior living operating properties. The Company is currently developing two large communities in Carlsbad and La Quinta, California, both slated to open in late 2012. “The addition of McDowell Village and Castle Hill to our development pipeline promotes our strategy to create a portfolio of senior living communities and establish West Living as a significant regional player in an industry with strong fundamentals and opportunities for growth,” said John Rimbach, President of West Living. The Company has hired Seattle based Leisure Care to manage the day-to-day operations and activities at both communities.</p>
<p>Developed by Phoenix based Opus West Corporation in 2006, McDowell Village was initially successful in lease-up as a senior apartment community without any assisted living services. However, as occupancy reached a plateau at 70%, it was apparent that a majority of residents moving out were in need of a higher level of assisted living services. In connection with the acquisition, West Living is converting 40 of the units at McDowell Village to assisted living care and has completed the Arizona Department of Health Services licensing process. “We believe that integrated levels of care and support services provide for the resident-focused operation in our communities” said John Rimbach. McDowell Village’s predominance in the market benefits from the adjacent 37,500 square foot Granite Reef Senior Center, a City of Scottsdale funded senior center built in 2006 with a LEED Gold certification for its environmental impact.</p>
<p>Acquired from Medical Capital of Irvine, California, Castle Hill Retirement Village features 146 units comprised of 48 units in eight garden-style apartment buildings and 98 assisted living and independent apartments in the main building. The community is situated on a sprawling 6.5 acre tree-lined campus in the beautiful Los Angeles suburb of Thousand Oaks. Also included in the transaction is an adjacent 1.8 acre parcel that provides expansion possibilities. According to Tom Lombardi, Director of Investments for West Living, “This acquisition highlights our ability to identify value, close quickly and with certainty, particularly in this period of limited financing. Our capital improvement plan will further enhance the experience in such a desirable and affluent Southern California market.”</p>
